Construction Manager (Pet Paradise Resort Corporate Office)

$70,000-$80,000

Summary:  Manages the overall project direction, completion and financial outcome and administers general contractor and subcontractor contractual relationships for assigned projects.  This position oversees the design and construction of multiple projects.

Duties and Responsibilities include the following (Other duties may be assigned):  

  1. Work with PPR team and outside vendors to plan, coordinate and execute all work required for the successful completion of each project. 
  2. Develop and manage project budgets and work with vendors to insure adherence to project budget.  Manage all financial aspect of contract, including Owner provided scopes, to protect PPR's interest and simultaneously maintain good relationship with vendor(s). 
  3. Plan and schedule multiple projects and oversee schedule adherence and updates. 
  4. Pre-qualify and solicit vendors for the engineering, design and construction of renovation and ground up projects. Issue and prepare RFPs and award contracts for the work..
  5. Understand and administer design, engineering and construction contracts as mutually selected by PPR and its vendors. 
  6. Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions. 
  7. Attend and lead project design and construction meetings, including pre-construction, pre-award, progress and close-out. 
  8. Oversee coordination and installation of PPR FF&E and project close-out with contractor. Secure all closeout manuals and as-built drawings.
  9. Ensure the adherence to project schedules and PPR's quality standards at all times. 
  10. Coordinate resort openings and project completions with PPR operations team. 
  11. Assume additional responsibilities as required by the Development Director or VP of Real Estate. 

Qualifications:

Experience:

Minimum 4 years of experience working as a Project Manager for a construction company performing commercial contracting or construction manager for a commercial enterprise developing projects ranging in size from $1M - $4M.; new and renovation projects size up to $1M. Ability to manage 3-4 projects concurrently. 

Education: Engineering or Construction Bachelor's Degree preferred, however, related experience or an equivalent combination of education, training and/or experience will be considered. Strong knowledge of construction techniques, costs and scheduling, estimating, purchasing and engineering principles and techniques, as well as accounting principles. Experience with both Construction Management and Design-Build preferred. Proficiency with computer applications, including Microsoft Project, Office suite and a working knowledge of project scheduling software. Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule.
